WHAT IS SELF SERVICE REALTY?
For generations, listing agents have been the first point of contact and the center of the home selling process. With Self Service Realty, MLS4owners.com enables YOU – the seller - to be in control, while giving you access to all the essential tools of a listing agent. We provide massive advertising exposure, and we enable you to research and understand the market so you can complete your sale efficiently and cost-effectively.
WHAT DOES SELF SERVICE REALTY MEAN FOR YOU?
We encourage buyers to contact YOU directly Our entire system, from our website to the signage we provide and even our voice mail, makes it easy for buyers to reach YOU instead of an agent. No hidden fees, no selling of leads, no out-of-state phone banks – just a straight-forward approach to maximizing your exposure. We post your email address and phone number on our site, and you put your contact information on the For Sale sign. This is the major difference between MLS4owners.com and most non-traditional real estate companies.
No in-house agents trying to grab your commission or steal your buyers Unlike most companies, we do not have in-house agents that compete with you to sell your home and collect a commission. The results? You are exposed to a larger market. You have the flexibility to work with buyers whether or not they are represented by an agent. Some buyers do not want to work with an agent and prefer to interact directly with the seller. Our customers have closed over a billion dollars in sales. Over the years about 25% of the sales have had no buyer agent so the seller paid no commission. How much could that save you?
You control the price of your property To help you understand your competition, request a free emailed report of real-time data for recent MLS activity in your neighborhood. We won't be pressuring you to lower your price so we can earn a commission. Plus, you will have more flexibility in setting a competitive price because you are saving so much in closing costs.
You control the commission offered to a buyer's agent We don't force you into a specific commission - you choose the amount you want to advertise to buyer agents, and you pay no commission if your buyer does not work with an agent. See our Seller FAQs and Helpful Hints for more ideas.
You control the listing details Who knows the property better than you? Increase the quality of your listing information by investing it with your first-hand expertise. Write your own marketing remarks and submit your own photographs of the property you are listing with us. For details see our Getting Started checklist.
You control the showings Choose whether you want to use one of our keyboxes. If you use a keybox, you can state in the listing whether agents should show the property any time, or whether they should contact you first. If buyers contact you directly, work with them to find a time that works for both of you. You are in control.
You control the real estate forms If your buyer is represented by an agent, the agent will present the offer on their standardized statewide real estate forms. When you and an unrepresented buyer are ready, willing and able to close a sale, MLS4owners.com will at the customer’s request prepare a purchase and sale agreement on standardized statewide real estate forms typically used by real estate brokers, including standardized addenda requested by the customer. The fee for this optional service is $500. See Real Estate Contracts and Real Estate Law for more information.
You control which vendors help you close the transaction The companies you use for title, escrow, legal and mortgage services are not directed by a listing agent or broker. See Help From The Experts for information on these services.
