Assistance Options

Do It Yourself Options


The Real Estate Napkin™  (for when the buyer does not have an agent)

We have developed an attorney-approved consumer-friendly purchase and sale agreement which we refer to as the Real Estate Napkin™. The Napkin is provided as an exclusive courtesy for use in the private sale of property presently listed with MLS4owners.com. Any other use is strictly prohibited. You may find it useful for the execution of relatively simple transactions in which all parties are ready, willing and able to close a sale. If you are presently listed with MLS4owners.com and do not have a copy of the Napkin, just request one, and we will email you a copy.

The Napkin may be filled in as a computer form or printed out and filled in by hand. Once you have a mutually agreed contract, provide the documents to your chosen escrow provider. They will create escrow instructions to help you close your sale.

Note: Most buyer agents use standardized forms because it protects their rights and is covered by their E&O insurance. It was developed by real estate attorneys working for brokers, REALTOR® Associations and MLS boards. We believe it is the best in the industry for brokers but that many of the terms and conditions are not relevant to contracts between unrepresented parties.

The Fine Print
Even a purchase and sale agreement that is written on a napkin is serious business. You should consult with a real estate attorney before using any document pertaining to your sale.
